Our Libertyville homeowners approached the BDS team to create a new primary suite that would provide greater privacy, functionality, and comfort. The existing tri-level home had a first-floor primary bedroom located directly off the front entry, without an adjacent bathroom. The initial concept explored building over the garage, but an investigation revealed that the existing structure would require significant reinforcement and foundation work to support another level. Instead, the BDS team thoughtfully designed the addition on the opposite side of the home. The new first floor features a spacious, open exercise and studio area with direct access to the exterior. The second floor is now dedicated to a private primary suite complete with a generous bedroom, vaulted ceilings, a fireplace, walk-in closets, and convenient laundry. The luxurious primary bathroom includes a double vanity, abundant storage cabinetry, a water closet, laundry units, and a spacious shower. Beyond the addition, the project included new siding throughout the home, replacement windows, and a new front door. The living room was also opened up by reclaiming space from the former stair hall, improving the home's overall flow. To support the expanded living space, a new condensing boiler was installed to accommodate additional hydronic heating units, a heated concrete studio floor, and the home's domestic water needs. The result is a seamless expansion that adds both everyday functionality and a comfortable, private retreat to the home.
