Our BDS team has gathered the most common questions we hear. We want you to feel informed and confident moving forward. If you don’t see your question here, we are just a message away.
We begin with a brief introductory phone call, followed by an in-home consultation. From there, we assess whether moving forward with a Design Agreement is appropriate. Rather than offering preliminary or speculative pricing, we agree upon an appropriate target investment range for the project. Then, during design, a trade walk through is held to obtain accurate pricing. This process allows us to deliver a comprehensive, fixed-price proposal—providing our Production team with a clearly defined scope of work to execute your project successfully.
If you're exploring a potential home purchase and want insight into its remodeling potential, we offer a 60-minute real estate consultation for $300. Please contact us to schedule a site visit with Bryan, who can provide expert guidance during your decision-making process.
Our projects are structured on a fixed-price basis, meaning costs remain consistent unless changes are requested. When changes do occur, they’re usually client-initiated adjustments—such as expanding the scope or upgrading finishes. Occasionally, unexpected conditions arise during demolition, especially in older homes. Should that happen, we communicate promptly, offer practical solutions, and issue formal change orders before proceeding.
Every home remodel is different, and in most cases you can stay in your home for the remodel. For kitchen remodels, we can help establish a temporary kitchen in another area of your home. For more extensive renovations, temporary relocation may be more comfortable. We will discuss your living arrangements thoroughly during the design phase and plan accordingly.
We partner with highly vetted Trade Partners who meet our standards for professionalism, reliability, and insurance coverage. Each is required to carry general liability and workers' compensation insurance and must sign our Subcontractor Agreement and Trade Partner Expectations for every awarded project—ensuring alignment with our quality standards.
We understand the desire to ensure you’re receiving fair value. Instead of focusing exclusively on cost, we recommend meeting with several firms to evaluate compatibility, communication style, and project approach. Select a team that instills confidence, listens well, and demonstrates integrity. A collaborative partner can help shape a project that aligns with your goals and budget.
Cost-per-square-foot is not a reliable metric in remodeling due to the many variables involved. We recommend discussing the specifics of your project so we can provide meaningful, context-driven guidance.
The majority of our renovations are completed within 3 to 5 months. Larger or whole-home projects may take closer to 7 months. Variables such as weather, material lead times, and unforeseen conditions can influence the schedule. Prior to construction, we will provide a formal construction calendar through BuilderTrend to set clear expectations.
We are pet-friendly and proactive about their safety! During our Pre-Construction meeting, we’ll develop a customized plan to keep your pets secure throughout the project. This may include signage, physical barriers, and clear communication with all on-site personnel.
